Although The Gatehouse is a one-of-a-kind nonprofit in North Texas, it operates within a competitive landscape that includes other worthwhile nonprofits in the region. Unlike traditional shelters or temporary services, The Gatehouse provides a long-term, structured program designed to empower motivated women with a hand up, not a handout, as they work toward permanent change for themselves and their children. Yet, despite its transformational impact, The Gatehouse struggled with the obstacle of being recognized and understood. To continue growing and serving more families, the organization needed to increase its visibility, educate and attract more prospective Members and strengthen its credibility with stakeholders. The Gatehouse sought a partner who could amplify its message, showcase its distinctive model and connect with audiences in a way that would educate them and drive action.

As The Gatehouse’s trusted communications partner, Cooksey developed a comprehensive strategic communications plan to strengthen The Gatehouse’s brand presence and amplify its mission. The strategy focused on key objectives, including increasing overall brand awareness, educating prospective members about the Career, Education and Vocation Track programs, re-engaging existing stakeholders and expanding The Gatehouse’s network of corporate donors and community and education partners to enhance credibility and long-term sustainability. To support ongoing program growth, the strategy also prioritized recruiting mission-aligned women into The Gatehouse’s life-changing programs.

As part of its broader efforts, Cooksey also led the promotion of The Gatehouse’s 10th anniversary, highlighting the milestone to celebrate a decade of impact and deepen engagement with media, donors and community stakeholders across the Dallas-Fort Worth region.

Cooksey secures regular coverage for The Gatehouse in North Texas’ leading outlets, including The Dallas Morning News, D CEO, Fort Worth Report, Fort Worth Star-Telegram, KXAS-TV, NBC 5, KDFW-TV, FOX 4, WFAA-TV’s Good Morning Texas as well as key community publications including Community Impact, Southlake Style, Stroll Westlake and others. These media placements highlight The Gatehouse’s three programs, its current and former Members, and their stories, as well as The Gatehouse’s leadership team. In addition, Cooksey maximized media coverage for The Gatehouse’s milestone 10th anniversary, helping to elevate awareness about the organization and its long-term credibility, while driving engagement.

To further reinforce The Gatehouse’s reputation, Cooksey develops and submits strategic award nominations aligned with the organization’s mission. As a result, founder Lisa Rose was honored with the 2025 North Texas Commission Education Leadership Award, a Communitas Award in the “Making a Difference” category and was named a finalist in D CEO’s 2025 Nonprofit and Corporate Citizenship Awards.

Cooksey also focuses on connecting The Gatehouse team with key stakeholders, leveraging its existing community and corporate relationships with leaders at nonprofit and private organizations, including Dallas College, Tarrant County College, University of North Texas, the North Texas Commission and Credit Union of Texas.

HistoryMaker Homes | Real Estate Development

Expanding a Rich, Family-Owned, North Texas Homebuilding Legacy Statewide

Since 1949, HistoryMaker Homes has built thoughtfully designed homes that adapt to customers’ evolving needs and unique lifestyles, leading to 20 vibrant communities in and around Dallas-Fort Worth. With over 75 years of experience, HistoryMaker’s combination of unparalleled expertise and unwavering commitment to quality spanning five generations of family ownership has helped shape the homebuilding standard here in North Texas.

After building a lasting legacy in the state’s largest homebuilding market, HistoryMaker launched a statewide expansion effort into other top Texas housing markets, including Houston and San Antonio. Cooksey was responsible for developing a strategic communications campaign to support HistoryMaker’s growth outside of North Texas, highlighting the company’s differentiators that set it apart from its competitors.

In an industry that features thousands of homebuilders throughout the state, many of which boast similar deep commitments to quality, innovation and personalized customer care, HistoryMaker needed an agency partner to highlight its key attributes that distinguish the company from its homebuilder counterparts, particularly those in untapped markets like Houston and San Antonio. Those key attributes include five generations of family ownership, more than seven decades of Texas homebuilding experience and as a result, a unique, proven ability to adapt to market changes and a strong sense of trust among customers.

Cooksey implemented a robust strategic communications plan that included key message development, media relations, thought leadership positioning, numerous award nominations in regional, statewide and industry-specific competitions and special, community-focused events. Together, these elements strengthened and spread HistoryMaker’s legacy as the oldest and most trusted family-owned homebuilder in the state beyond the North Texas region and into both South Texas and the Upper Gulf Coast.

Cooksey’s established relationships with regional media in Dallas-Fort Worth, Houston and San Antonio, as well as national and real estate trade media, helped introduce HistoryMaker to new markets and customer bases, cementing its legacy as a nation-leading homebuilder. Cooksey secured multiple pieces of national television and online coverage, including ABC’s Good Morning America, Associated Press, NPR and People Magazine, for the new home HistoryMaker built for national civil rights activist, Opal Lee, known as “The Grandmother of Juneteenth,” at the family’s historic property in Fort Worth in June 2024. Additionally, Cooksey earned coverage in some of San Antonio’s and Houston’s most prominent regional publications and real estate trades about HistoryMaker’s southern expansion. That includes both the San Antonio and Houston Business Journals, San Antonio Express-News, MySA, Houston Chronicle, The Real Deal, Texas Real Estate Business and Builder Magazine.

Southern Land Company | Real Estate Development

Introducing Deco as Downtown Fort Worth’s Premier Luxury Living Community

Cooksey partnered with Southern Land Company (SLC), an award-winning national real estate developer of master-planned, single-family, multifamily and mixed-use communities, to introduce Deco, its $150 million, 27-story luxury high-rise mixed-use community in Downtown Fort Worth.

As the first residential tower in Downtown Fort Worth in more than 30 years, Deco represents a milestone in the city’s evolution of vibrant urban living while also introducing a striking landmark to its skyline. Deco offers residents a collection of resort-inspired amenities with convenient access to dining, shopping and entertainment venues at nearby Sundance Square, parks and transit, including Fort Worth Central Station.

SLC is known for its luxury Texas projects in Fort Worth, Houston and Dripping Springs, Texas. SLC also has a national presence with projects in Las Vegas, Nashville, Denver and Philadelphia.

With many competing luxury multifamily projects across the booming North Texas market, Cooksey was challenged with showcasing Deco as a transformational development for Fort Worth – marking the city’s first residential tower in more than 30 years and redefining downtown as a destination for elevated urban living.

SLC partnered with Cooksey to capitalize on the agency’s strong presence across Dallas-Fort Worth, deep expertise and longstanding relationships in the real estate and hospitality industries. Cooksey was tasked with developing a comprehensive media relations plan to generate a steady drumbeat of coverage around the grand opening, while also supporting efforts to foster community engagement and build relationships with key stakeholders.

Cooksey held meetings with the SLC team and toured Deco as part of its extensive research ahead of the grand opening event. Cooksey developed a custom media and influencers list, leveraging its contacts across the real estate, hospitality, lifestyle and economic development sectors to drive consistent media coverage before, during and following Deco’s opening.

Using consistent messaging, Cooksey drafted and distributed a pre-event media advisory that was sent to key media members, coordinated media visits and interviews, and assisted with pre-event planning and preparation.

Cooksey provided community relations support and leveraged existing relationships with key municipalities, chamber of commerce, economic development and real estate sectors to build relationships for the Deco team and build awareness about Deco’s impact on Downtown Fort Worth.

By deploying its strategies listed ahead of the event, Cooksey delivered high results before, during and after the grand opening event in July. Cooksey secured nearly 25 print placements, including Fort Worth Star-Telegram, Fort Worth Magazine, The Real Deal, Dallas Business Journal, Paper City Magazine and many others. Cooksey landed nearly 10 broadcast clips from local T.V. stations and several recommended paid social media posts from the three local influencers in attendance.  On the day of the grand opening, 22 media members and influencers attended.

Cooksey members staffed the grand opening ribbon-cutting and cocktail reception on Deco’s 24th floor, facilitating media tours onsite interviews with Tim Downey, SLC founder and CEO, and Ronan Kearney, senior vice president, head of property management, ahead of the official event kickoff. In addition to more than 200 attendees, distinguished guests included Fort Worth Mayor Mattie Parker, Andy Taft, president of Downtown Fort Worth, Fort Worth city council members and Tarrant County commissioners.

Following the event, Cooksey developed and distributed a post-event press release and provided a comprehensive media and paid social media coverage report about the Deco launch and its grand opening event.

Town of Sunnyvale | public sector

Working Alongside a Growing Community to Establish Effective Communications

The Town of Sunnyvale is a small, upscale community in eastern Dallas County. The Town covers 16.54 square miles with a population of just more than 9,000 and is growing at a rate of 5 percent annually. While the Town’s economic development opportunities are thriving with new retail and entertainment options, its rural atmosphere featuring trails and rolling green spaces is a valued attribute the Town continues to embrace and enhance. As Sunnyvale grows, its residents, businesses and other stakeholders have an increased need to be more engaged and informed about Town programs, initiatives and projects. Their understanding of these processes is critical to facilitating quality growth and development while maintaining key lifestyle and community assets.

The Town of Sunnyvale had previously established a weekly e-newsletter, some basic social media accounts, a professionally designed website, and a print newsletter. While the Town benefitted from a staff member’s talents in managing these channels, only a portion of that individual’s time could be devoted to those responsibilities. Sunnyvale needed day-to-day communications support as well as a review of existing assets and priorities upon which to build and grow an ongoing communications program.

Cooksey undertook a Comprehensive Strategic Communications Assessment, also known as an “audit,” for the Town of Sunnyvale in the spring of 2023. At the same time, the Cooksey team took over management of website content, specific social media channels, and the weekly e-newsletter and provided media relations and other strategic communications support. The Cooksey team conducted interviews with various internal and external stakeholders to gather perspectives and end-user preferences about the Town’s communications effort, along with a survey to identify the best-used channels. Benchmarking was conducted with peer and aspirational cities inside Texas. Further, Cooksey evaluated the Town’s various communications channels and offered recommendations to build on the best-utilized channels and revive the print newsletter many community members said they missed. The result of the process was greater strategic engagement on the part of the Town in its communication with stakeholders.

While the Town of Sunnyvale had some basic communications structure in place, the Cooksey team’s report prioritized key components for focused growth and enhancement, while building policies and processes to facilitate consistency and quality. The Town chose to continue to utilize the Cooksey team as their strategic communications resource to manage day-to-day messaging and strategic communications and help facilitate public engagement and outreach. In response to community feedback, the Cooksey team helped Sunnyvale revive its quarterly print newsletter and build consistency in its digital and online presence.

Irving-Las Colinas sits in one of the most pro-business regions both in the state of Texas and in the nation, and, as one of the largest media markets in the country, competition remains strong to stay at the forefront of ever-changing news cycles. While Irving-Las Colinas offers an unparalleled experience for companies considering relocation or expansion and the Irving Economic Development Partnership was recognized by companies for its expertise in providing a turnkey relocation and expansion experience, the Partnership also recognized the need to better highlight its offerings and successes to standout among the crowded North Texas landscape.

Cooksey provides strategic communications efforts for the Irving Economic Development Partnerships that focus on consistent communications across multiple channels that target specific key audiences. In its work as the Partnership’s agency-of-record, Cooksey’s efforts help set the city apart and showcase its unique location within the region, its solid infrastructure, its numerous amenities that appeal to both C-level executives and their employees and the deep expertise of its economic development team, who work hand-in-hand with companies as they consider relocating to or expanding in the city.

The video offers an inside look into Irving-Las Colinas’ many corporate and business office choices and their proximity to two world-class airports and numerous high-quality housing, dining, entertainment and outdoor recreation options.

In addition, Cooksey’s efforts include raising the profile of Greater Irving-Las Colinas Chamber of Commerce and IEDP CEO, Beth Bowman, as a statewide and industry thought leader, through key media placements and strategic social media programming focused on LinkedIn.

The AllianceTexas mixed-use development and inland port is one of the most unique and successful real estate projects in the U.S., comprised of industrial, Class A office/campus, residential, retail, multifamily and aviation asset classes. Even with all of its success as a global corporate destination, the Texas market does experience cyclical shifts in its real estate market. Cooksey was engaged by Hillwood in 2011, during the peak of the financial crisis and has remained the company’s day-to-day public relations consultant throughout North Texas’s exponential growth period and during the global pandemic. With many competing business stories in a market as large as Dallas-Fort Worth, the challenge has been to keep sustained media interest in the development over the span of two decades.

Throughout its role as day-to-day public relations counsel for AllianceTexas, the Cooksey team has developed messaging, media outreach materials, and creative pieces designed to demonstrate Hillwood’s leadership not only within the real estate community, but also as a business innovator on the leading-edge of global industry. From 2011-2016, Hilllwood brought three significant corporate campus projects to AllianceTexas, including Charles Schwab Corp.’s global headquarters, Deloitte University and Mercedes Benz Credit Services. Reporting ESG Performance and Promoting Financial Inclusion in Multiple Markets

Federal Home Loan Bank (FHLB) of Dallas, one of 11 banks within the Federal Home Loan Bank System, serves approximately 800 members and associated institutions across a five-state district. FHLB of Dallas first came to Cooksey in 2017 for media relations to support its financial products and services, including loans to members and grant programs for affordable housing and economic development. In 2023, the relationship grew when FHLB of Dallas hired Cooksey to design and develop its first annual ESG report, which Cooksey supported again in 2024.

Throughout its five-state district, which includes Arkansas, Louisiana, Mississippi, New Mexico and Texas, FHLB offers four types of Community Investments programs to help members and communities thrive. These programs are broken up into four categories, including grants and subsidies for homeowners, organization and veterans, disaster relief, advance programs and small business. Over the last six years, Cooksey has been tasked with increasing awareness about these programs and FHLB’s investment in countless communities across each of its five states.

Cooksey curated media lists specific to each press release’s subject matter and location. Each media list included hyperlocal, regional, national and appropriate trade contacts, as well as local and state officials and community organizations, like chambers of commerce. Cooksey also followed a consistent outreach regimen, which included same-day email distribution, one to two rounds of email follow-up and a final round of phone calls. In 2023, FHLB of Dallas engaged Cooksey in an additional workstream: design and development of its first ESG report. FHLB rehired Cooksey again in 2024 to produce its second ESG Report, “Investing in What Matters.”

Cooksey has worked diligently to develop strong relationships with key local media contacts in each of the five states’ major media markets over the last six years. As a result, Cooksey has secured nearly 100 unique media clips each year to raise awareness about FHLB’s community investment efforts. Launching a Microgrid and Solar Manufacturer in the North Texas Market

When ELM Companies, an Illinois-based microgrid and solar technology manufacturer, sought to expand its footprint in North Texas, brand recognition was relatively low. The company, launched in 1998, had customers in more than 100 countries and employees in 22 U.S. states, yet public relations had not been a priority. Anticipating the opening of its new 125,000-square-foot facility in The Colony, ELM engaged Cooksey to ensure the right people were in the room—and Cooksey delivered, with city leaders as speakers and top-tier media coverage.

Securing media coverage and creating relationships with relevant audiences and opinion leaders across sectors called for an agency partner with impactful connections.

Cooksey prepared and distributed press releases and pitches on ELM’s advancements and installations to local, national and industry media while simultaneously building stakeholder lists and conducting community outreach to announce milestones over a period of nine months leading up to the grand opening. Additionally, Cooksey developed key messages and web copy to position ELM’s energy storage solutions for the growing electric vehicle market.

Cooksey assisted ELM in crafting press releases, remarks and other collateral for key milestones in its North Texas expansion, leading to 89 articles over an eight-month period. Cooksey also secured prime placements in The Dallas Morning News for the announcement and opening of ELM’s new manufacturing and distribution center, attended by more than 100 guests, staff and their families, in April 2024. Many financial institutions boast a commitment to their communities, especially credit unions, making it difficult to stand out in the public eye. In addition, with CUTX’s focus on secondary markets, earning the trust of local residents in these smaller markets is essential for long-term success. For CUTX to successfully grow its presence throughout North and East Texas, the credit union needed an agency partner to help highlight its differentiators, including its emphasis on corporate social responsibility and its unique community engagement model.

As a trusted partner to CUTX, Cooksey deployed a strategic communications plan that includes elements focused on showcasing CUTX’s community engagement model. These efforts included media relations support, developing thought leadership content and managing an extensive awards nomination program to bolster CUTX’s credibility, showcase its industry expertise and feature its member-focused initiatives.

Through strong relationships with local, community-based and financial trade media, Cooksey earns coverage in some of the North and East Texas region’s most prominent publications about CUTX’s efforts in each of the communities it serves, including The Dallas Morning News, Dallas Business Journal, D CEO, Tyler Morning Telegraph, The Financial Brand, Credit Union Times and CU Today. Cooksey also develops and places bylines that highlight CUTX’s community engagement efforts in key credit union publications. Furthermore, Cooksey facilitated CUTX’s entry into the IABBB International Torch Award for Ethics and Dallas Business Journal Leaders in Diversity Award, which it was awarded, the D CEO Corporate Citizenship Awards and its recognition as Business of the Year by the Allen Chamber of Commerce. CUTX CEO Eric Pointer also received the CRMNEXT Right on the Money Award, which celebrates innovation and ingenuity among credit union leaders, for CUTX’s work in its various communities.
